Buying a Home in Bellingham
Buying a home is a big decision, and having the right information from the beginning can make the entire process easier.
I’ve been helping buyers in Bellingham and Whatcom County since 1996. My job is to help you understand the market, recognize the right property, look beyond the listing photos, and put together a strong strategy when you’re ready to make an offer.
Whether you already live here or you’re relocating to Bellingham, I’ll help you understand the property, the neighborhood, and the details that can affect your decision.
The Home Buying Process
Buying a home follows a fairly predictable process, even though every transaction is a little different.
We’ll start with a conversation about what you’re looking for, your timing, budget, preferred neighborhoods, and anything that is especially important to you. From there, I’ll guide you through each step and make sure you know what comes next.
1. Start With a Conversation
Before we start looking at homes, I want to understand what you’re actually looking for.
We’ll talk about location, price range, property type, lifestyle, timing, and the things you’re willing to compromise on and the things you aren’t.
If you’re relocating to Bellingham, we can also spend time comparing neighborhoods and areas so you have a better understanding of where you want to focus your search.
2. Get Your Financing in Place
If you’re financing your purchase, getting preapproved early gives us a clear price range and puts you in a better position when the right property comes along.
If you need a lender, I can connect you with experienced local professionals.
3. Define Your Search
Once we know your budget and priorities, we’ll narrow the search.
In Bellingham, choosing the right area can be just as important as choosing the right house. Neighborhood, lot, commute, views, waterfront access, surrounding properties and future resale can all factor into the decision.
4. Tour Homes
This is where experience becomes especially valuable.
When we tour a property, I’m looking beyond finishes and staging. I’m paying attention to the condition, lot, location, improvements, potential concerns, surrounding properties and how the home compares with other options in the market.
I want you to understand both the house you’re buying and the real estate you’re buying.
5. Write the Offer
A strong offer isn’t always simply the highest offer.
Price matters, but so can timing, contingencies, financing, closing dates and understanding what is important to the seller.
Before writing an offer, we’ll look at the property, comparable sales, current market conditions and the overall situation so we can decide on the right strategy.
6. Inspection, Title and Appraisal
Once you’re under contract, there are still important details to work through.
Depending on your purchase, this can include the inspection, title review, financing, appraisal and other contingencies.
I’ll keep track of the deadlines, help you understand what needs your attention, and work through issues if they come up.
7. Final Walk Through and Signing
Before closing, we’ll complete a final walk through of the property and make sure everything is ready.
You’ll then sign your closing documents and your lender and closing team will complete the final steps.
8. Closing Day
Once the transaction records and the purchase is complete, the home is officially yours.
And my job doesn’t end at closing. After more than 25 years in Bellingham real estate, I have a network of local professionals and resources, and I’m always happy to be a real estate resource long after you get the keys.
Ready to Start Looking?
You don’t need to have everything figured out before we talk.
Whether you’re ready to buy now, relocating to Bellingham, or simply trying to understand what your budget can buy in today’s market, start with a conversation.
Tell me what you’re looking for, and we’ll go from there.
