Selling a Home in Bellingham & Whatcom County
Selling your home starts with understanding what you have, what it’s worth in today’s market, and how to position it for the buyers most likely to appreciate it.
I’ve been selling real estate in Bellingham and Whatcom County since 1996. I help homeowners throughout Bellingham, Lynden, Ferndale, Blaine, and surrounding Whatcom County communities prepare, price, market, negotiate, and sell their properties.
Every home is different. My job is to know what matters, what doesn’t, and how to build the right strategy around your property.
It Starts With the Property
Before we talk about listing dates or marketing, I want to see your home.
I look at location, condition, improvements, lot, neighborhood, views, competing properties, recent sales, and the features that make your home different.
After decades in the Bellingham real estate market, I know that two seemingly similar homes can have very different values. Sometimes the difference is obvious. Sometimes it comes down to the street, setting, updates, layout, or something buyers consistently respond to.
That is why I believe pricing starts with the property, not an automated estimate.
Preparing Your Home to Sell
You do not need to remodel your home before putting it on the market.
Before you spend money, I’ll walk through the property with you and help determine what is worth doing.
That might mean a few repairs, editing furnishings, improving curb appeal, or making small changes that help the home show better. In other cases, very little needs to be done.
The goal is not to make your house perfect. It is to make smart decisions about where your time and money will have the greatest impact.
Pricing for the Bellingham Real Estate Market
Pricing is one of the most important decisions we’ll make.
I look at recent sales, current competition, market activity, location, condition, and the characteristics of your property to determine where it fits in the current market.
Then we talk about strategy.
The right price should make sense for the property while positioning it well when buyers first see it.
Marketing Your Home
Good marketing should make buyers understand why your property is worth seeing.
That starts with presentation and professional photography, but it goes beyond that. The listing needs to tell the story of the property, its location, and the features that distinguish it from everything else buyers are seeing.
Your home will receive broad online exposure through the MLS and major real estate websites, along with additional marketing based on the property and the buyers we want to reach.
For waterfront, unique, multifamily, or other specialized properties, I adjust the marketing strategy accordingly.
Experience at the Negotiating Table
The highest price on an offer is not always the whole story.
Financing, contingencies, inspection terms, closing dates, earnest money, and other details can affect the strength of an offer and the likelihood that it will make it to closing.
I’ve negotiated real estate transactions through many different market conditions since 1996.
I’ll help you understand what is in front of you, explain the important differences between offers, and negotiate with your goals in mind.
From Contract to Closing
Getting an offer accepted is only part of selling a home.
There may still be inspection negotiations, appraisal, financing, title work, deadlines, and closing details ahead.
This is often where experience matters most.
I stay involved throughout the transaction, keep track of the details, communicate with the people involved, and address issues when they come up.
More Than a Typical Home Sale
Some properties require a different level of experience.
My work includes waterfront homes, unique properties, probate and estate sales, and multifamily and investment properties. I also have experience with commercial real estate when a client’s property or situation crosses into that area.
As a Certified Probate Real Estate Specialist (CPRES), I can also help when a property is being sold through an estate or probate.
Selling Throughout Whatcom County
While much of my business is in Bellingham, I represent sellers throughout Whatcom County, including Lynden, Ferndale, Blaine, Lake Whatcom, Birch Bay, and surrounding communities.
Local markets can behave differently, which is why the pricing and marketing strategy should be based on the specific property and its location.
Thinking About Selling?
You don’t need to have your home ready for the market before calling me.
In fact, I’d rather see it before you start making changes.
I can take a look at the property, give you an idea of its current market value, and talk through what I would do before putting it on the market.
Start with a conversation about your property.
